Council approves minor changes to shop-top housing

Central Coast Council has approved a number of minor amendments to an approved multi-storey development at the corner of Ocean View Rd and Ferry Rd, Ettalong.

The original application was for a five-storey mixed-use "shop-top" residential building at 302-308 Ocean View Rd, which straddles R1(General Residential) and B2(Local Centre) zones.

When it was first lodged, it attracted a large number of adverse submissions from residents and was recommended for refusal by the Central Coast Council for a number of reasons, the most important being excess height and floor space ratio.

This led to a "conciliation conference" at the Lands and Environment Court which, in turn, resulted in an amended application being approved by the Central Coast Council.

There are five amendments to that approval.

The council assessment report lists them:

"Parking Level: Access ramp provided to commercial area, driveway width increased from 5.1m to 6.1m, parking level adjusted from RL 3.9m to 3.4m to increase head height and commercial floor levels adjusted to a uniform level of RL3.95m.

"Level 1: Modification of stairs beside lift, internal layout and landscaping of unit 1 amended and direct access to beach provided."

"Level 2: Layout of units 2, 4-7 amended, main staircase amended, landscape area on Ocean View Rd extended and pebble paving to non-trafficable roof added.

"Level 3: Layout of units 8-12 amended and addition of balconies with 1.5m privacy screens on western side of units 11 and 2 off bedrooms.

"Roof Level: Fire stair amended and disabled lift, toilet, and pool entry provided."

The assessment states: "There is no increase in height or floor space ratio or reduction in car parking.

"Council is satisfied that the development to which the consent relates is substantially the same development and the modification has minor environmental impact."

The amendment was approved on August 26.
