Proposal covers one quarter of site in concrete

A proposal to build three two-storey units at 7 Berith St, Umina, has been received by Central Coast Council.

The 790 square metre site is zoned R1 general residential and oriented roughly east-west with Berith St to the east and a lane to the west.

The proposed layout is similar to the old fashioned "gun barrel" style but with Unit 1 facing Berith St and units 2 and 3 facing the side boundary and driveway.

"A new double width vehicle cross-over, driveway provides directs access to the site from Berith St."

This design will result in the driveway, which is proposed to terminate in a visitor's parking place, consuming 192 square metres.

Add to this a second visitor parking space of 15 square metres and the total proposed expanse of concrete surface will be more than 200 square metres, more than a quarter of the site.

The application states: "The development is seeking to take advantage of a large land parcel to deliver an attractive multi-dwelling housing development that will play a positive role in increasing alternative housing within close proximity to public transport, services, schools, child care facilities and recreational opportunities."

It claims: "The proposed built form will be compatible with the existing residential context of the immediate locality, noting compliance with prescribed maximum height and FSR controls."

At ground floor level, "all three dwellings are provided with the more active areas including living area, dining area, kitchen and patio via direct access from the living area within the ground floor."

Front porch, laundry, toilet, garage and internal stairwell are also provided on the ground floor.

On the first floor are three bedrooms including a master bedroom with an ensuite and bathroom.

Unit one is listed with a total area 179.22 square metres while units two and three each have a total area of 117 square metres.

The application repeatedly states that all three townhouses will contain three bedrooms yet the BASIX statement accompanying this application lists units two and three as having only two bedrooms.

The application states: "The subject site is within a well-established residential area, having historically been used for residential purposes and void of significant vegetation."

However, contrary to this, the landscape plan shows six trees to be removed from this site.

The side setback for unit one is not compliant with planning provisions.

The application is currently on public exhibition on the Central Coast Council website and open for written submissions.

The closing date for submissions has not been posted.
