Amendment asks for basement and lift overrun changes
A request has been made of Central Coast Council to amend an approval for nine apartments at 124 Broken Bay Rd, Ettalong.
The amendment would extend the basement to align with the ground floor and would extend the lift over-run to 9.3 metres in height, 800mm more than permitted by planning provisions.
Approval had been given for four two-bedroom apartments and five three-bedroom apartments, including three adaptable apartments.
The application states: "The applicant has identified a series of amendments generally intended to satisfy the structural engineering requirements related to the geotechnical conditions of the site, accommodate the required internal clearance heights for the lift overrun, and otherwise improve the amenity, configuration and functionality of the approved apartments and associated facilities."
Due to the slope of the site a large part of the ground floor is below ground level.
Because it would "overhang" the basement, the excavation would have to be "stepped".
This would not be feasible or desirable given the unstable geotechnical conditions of the site described in the original geotechnical report prepared by Sanko, according to the application.
The solution, according to the structural engineer, is to extend the basement so that it aligns with the ground floor, where the ground floor is below ground, and the excavation would no longer need to be "stepped" therefore enabling vertical shoring to be used.
The amendments to the proposed basement would include "internal reconfiguration of the car parking spaces including repositioning of the adaptable and visitor spaces; adjustments to the entry foyer and lift shaft; adjustments to the alignment of the perimeter basement wall to accommodate shoring required due to the geotechnical conditions of the site; and internal reconfiguration of the bin storage and cage store."
At the roof level, the approved drawings allowed the lift overrun to reach a height of 8.9 metres, 400mm more than the 8.5 metres height limit specified in the planning provisions.
A further 400mm is now requested, taking the lift overrun to a height of 9.3 metres.
The application justifies the request with the statement: "The proposed amendments increase the height of the lift area/overrun by 400mm.
"However the lift area-overrun is centrally located on the site and occupies less than 1.2 per cent of the building footprint and less than 0.47 per cent of the total site area.
"Further, the proposed amendments do not alter the approved roof, wall or parapet heights."
There are several amendments requested for other floors, most of them minor.
The application is currently on public exhibition for written submissions until December 6.
