Dual four-bedroom units leave half site for landscaping
An application for a dual occupancy, with each unit having four bedrooms and three bathrooms, claims it will leave 47 per cent of the site as landscaped area, the majority "deep soil".
The site at 60 Winifred Ave, Umina, has an area of 695.6 square metres and a frontage of 15.24 metres, and would be subdivided into two Torrens title lots.
The application states: "The dwellings will have a total gross floor area of 344.17 square metres, equating to floor space ratio of 0.49:1 and will have a maximum height of 7.2 metres."
"Each dwelling will contain a single garage with stacked parking for a second vehicle, courtyards and alfresco areas to ensure maximum penetration of natural light and ventilation, and generous rear private open space and setbacks.
"Concurrent subdivision of the attached dual occupancy will result in two lots with an area of 347.8 square metres and frontages to Winifred Ave of 7.62 metres each."
According to the application, the proposal is fully compliant with planning provisions.
It states there is no existing "native vegetation" on the site.
The landscaping plan includes several smallish trees. Species suggested are grey myrtle, plum pine and lilly pilly.
The application states that a street tree in Winifred Ave (on the western side of the proposed driveway) "can be conditioned on any consent granted".
A large jacarandah tree exists close to the eastern side.
The application proposes one central driveway for both units, taking less of the verge than having separate driveways for each unit.
The survey plan for this application shows approximate true north in relation to magnetic north and explains the situation succinctly.
Some applications reported in the Peninsula News have shown magnetic north as being true north.
In several cases, shadow diagrams have been based on this incorrect north point.
The drawings for this application exceed the minimum interval requirement and provide shadow diagrams at hourly intervals from 9am to 3pm on June 21.
The application is currently on exhibition and is available for written submissions until February 9.
