Panel hears application involving council staff member
A development application for alterations and additions to an existing dwelling has been referred to the Local Planning Panel because the landowner is a member of the Council's planning staff.
The proposal for 2 MacArthur Pde, Woy Woy, includes the alteration of an existing dwelling and modification of an existing garage into a secondary dwelling at the site
The alterations to the existing dwelling will result in a dwelling containing three bedrooms, two bathrooms, a laundry, a kitchen, a study, a living room and a dining room.
There will be an expansion of 51.9 square metres to be attached to the southern facade of the existing dwelling.
The proposed secondary dwelling will have an area of 31 square metres and will contain a living-kitchen area, bedroom, bathroom and laundry.
The proposal requires the removal of two trees.
The application does not comply with planning requirements for setbacks and sunlight access.
The rear setback is 70 per cent less than required for the proposed secondary dwelling.
The eastern setback is 50 per cent less.
Sunlight access is 68.75 per cent less than the required sunlight access for a secondary dwelling.
There were a total of three submissions against the proposal.
They were mainly concerning the removal of the trees but raised a variety of environmental issues concerning the council's Greener Places Strategy and Biodiversity Strategy.
The council's report concluded by recommending that the Local Planning Panel approve the application.
